Case Study Atlanta Portfolio Buckhead submarket 2.05M size 587M at purchase 719M upon sale Investment Acumen After assessing Atlanta in 2011, Legacy Parkway desired to expand into the best submarket, Buckhead. Legacy Parkway, through the acquisition of four buildings in four separate transactions and the leveraging of a disparate portfolio, became the largest owner of Class A office buildings in Buckhead. This allowed us to lead the market in rent growth and deliver superior risk-adjusted returns. 3350 Peachtree 3350 Peachtree is a 17-story, 410,000-square-foot building adjacent to the Buckhead MARTA Station. In early 2013, the building was approximately 75% occupied with a few move-outs on the horizon. We renovated the top five floors of the building to accommodate larger users in the market, like Pulte, who relocated their headquarters to the building from out of state. This process involved the termination, relocation, expansion, and renewal of 12 tenants. We also overhauled the lobby, reorienting it to engage Peachtree Road. Upon completion, we reintroduced One Capital City Plaza as 3350 Peachtree.
